At Oakwood Center, we will work with you to help you create an office space designed to meet your unique business needs. As a tenant, you can take advantage of shared services that include outdoor signage, Internet access, a conference room and an on-site cafe. In addition, for tenants in need of marketing assistance, Oakwood Center provides marketing credits through Solinger Communications LLC, a Stevens Point-based branding, marketing and publicity firm.
For businesses seeking other office plan options, Oakwood Center offers a part-time office plan that is available with reduced rent for the same amenities as a full-time tenant, and a virtual office plan that enables a tenant to have an Executive Office Suite as an address (with a unique suite number) as well as a specified number of amenities.

The underlying strategy behind Oakwood Center is to create a unique business campus featuring distinctive office suites and complementary light-retail services that is unlike any business campus or office park in central Wisconsin.
As a way to accomplish this objective, Oakwood Center has created a plan in which tenant businesses share common expenses to help keep overhead down. This approach is especially popular with younger entrepreneurs and smaller businesses as it allows them to grow and develop in an environment where all tenants can enjoy reduced costs, making each Oakwood Center building more productive and efficient.
Lease features
Oakwood Center offers flexible lease terms to help ensure your success. Lease features include:
- Base rent. Each Oakwood Center tenant pays base rent on a monthly basis starting on the commencement date of the lease. This amount is calculated based on the tenant’s exclusive leased space plus the tenant’s share of the common areas, which is determined by pro rata sharing with other building tenants. Base rent typically runs $14.00-$18.00 per square foot.
- Common area maintenance (CAM). In addition to paying base rent, each Oakwood Center tenant pays a CAM charge of $2.00 per square foot per year with equal monthly payments. This fee covers expenses for snowplowing, maintenance, common area cleaning and other needs.
- Utilities. Utilities are typically paid for by the tenant through an additional fee of $2.50 per square foot, which includes taxes and insurance in equal monthly payments. Utilities can also be paid through separate metering.
- Lease term. Five years is the preferred lease term for Oakwood Center tenants.
